Horror Stories and How to Avoid Your Next Nightmare | Bonita Springs Landlord Advice

System - Monday, August 28, 2017

It’s not Halloween, but we need to talk about horror stories. From bad renters to serving an eviction notice, landlords who don’t have the benefit of a good property manager can find themselves in trouble and unsure about how to solve problems.

Evicting Tenants

Evictions happen. We personally have not had one in three and a half years, and that’s because we are good at communicating with our tenants. If there is something happening and they have to move or they can’t pay rent, we work around it with your best interests in mind. Self-managing landlords usually do fine until something out of the ordinary happens. Eviction is one of the things you have to watch out for because it can quickly become a problem.

Property Damage

Landlords will always ask what happens if tenants trash the place. Maybe you have had a bad experience in the past and you’re nervous your investment will be damaged. Sometimes, people will take appliances or steal furniture. If you’re a self-managing landlord, make sure you have a good attorney who can help you enforce the lease. Conduct a good tenant background check before you rent to anyone. Meth labs and grow houses can happen in your property. It doesn’t happen often, but it’s possible. This is something you have to be wary of and you need someone who can be a good property manager and protect you. With feet on the ground, a property manager can inspect four times a year if necessary. This is better than having someone growing drugs in your home.

Lease Enforcement and Legal Issues

Nightmares can also occur with the security deposit, tenant claims, and lease enforcement. A good attorney will protect you from potential lawsuits. You need to make sure you’re prepared for everything that could happen. If you hire a good property management company, you’ll have an experienced attorney on your team already. If any situation comes up, we can handle it for you.

Protect yourself. You need insurance and you need a good property management company. There are always ways to cut corners, but saving up front can mean you’ll lose later. Go for value, not cost.
